There are many reasons for having an Open Market Valuation carried out by a Chartered Surveyor and these are listed below. These valuations are accurate, fair and take into account the condition of the building when arriving at a valuation.
What are Market Valuations?
A Market Valuation will be carried out by an RICS Registered Valuer, who will assess how much the property is worth using the criteria set out in the RICS ‘Red Book’ guidance document.
An RICS ‘Red Book’ Market Valuation differs from an estate agent’s valuation appraisal. Our surveyors assess the construction, size, condition, and location of a property in order to make an accurate valuation. A thorough technical assessment will be made by our extensively trained and experienced valuers. This information will be combined with the sale price of comparable properties that have recently sold in the area in order to provide an evidence-based valuation.
A professional Market Valuation offers an accurate valuation as, unlike estate agents, there is no conflict of interest – a valuer does not earn commission.
