A Specific Defect Survey is a good option if you are concerned about a particular area or aspect of a property’s structure or condition. This type of survey should be considered if you believe that the majority of the building is in sound condition, with the exception of a specific aspect. This is used by many vendors to help them decide to market the property as is or carry out repairs prior to marketing.

What is a Specific Defect Survey?

Also known as a Specific Structural Survey, or a Specific Structural Inspection, a Specific Defect Survey is a detailed inspection of a particular aspect of a property that is otherwise in sound condition. If you have spotted something that may be a problem in a house that you wish to buy or sell, this type of survey will provide you with clear information in respect to the extent of the issue.

This information will aid you and allow you to decide whether you would like to go ahead with the purchase. On the other hand, you may be the owner of the home in question. For a homeowner, this type of survey can give you peace of mind or allow you to be prepared before carrying out any building works.

Examples of issues assessed by a Specific Defect Survey:
  • Subsidence – suspected instability or movement of walls and floors (may be seen as cracking or bowing of walls or beams).
  • Timber rot or infestation.
  • Issues with quality of brickwork.
  • Non-standard Construction.
  • Problems with supporting structures, such as beams.
  • Issues with the quality of specific aspects of the building, renovations, or alterations, such as loft conversions and wall removals.
  • Roofing Defects.

A Specific Defect Survey will include detailed information and repair advice that relates to the specific issue assessed. It will also include information about any related building concerns found during the inspection. The detail of the survey is similar to that of a Building Survey; however, it will only cover the specific area of concern. Relevant photographs will be included.
